3. Listing Rules

• All property listings must be accurate, current, and not misleading.
• Duplicate, fake, or fraudulent listings are strictly prohibited and will result in account suspension.
• You must have the legal right to list or advertise the property.
• Listings are subject to admin approval before they appear publicly.
• RERA registration numbers, where applicable, must be valid and verifiable.

4. Prohibited Conduct

You agree not to:

• Post false, defamatory, or misleading content.
• Use the platform for any unlawful purpose.
• Attempt to scrape, harvest, or collect data without permission.
• Use automated tools to flood or disrupt the platform.
• Circumvent any security measures or access controls.

5. Payments & Subscriptions

• Subscription fees are billed in advance and are non-refundable except as required by law.
• You may cancel your subscription at any time; access continues until the current billing period ends.
• All prices are in Indian Rupees (INR) and are inclusive of applicable taxes unless stated otherwise.

6. Intellectual Property

All platform content, code, design, and branding are owned by Smart Property Portal. You retain ownership of content you upload (property photos, descriptions) but grant us a non-exclusive licence to display it on the platform.

7. Disclaimer of Warranties

The Platform is provided "as is" without warranties of any kind. We do not guarantee the accuracy, completeness, or availability of any listing. We are a technology intermediary and are not a party to any property transaction.

8. Limitation of Liability

To the fullest extent permitted by law, Smart Property Portal shall not be liable for any indirect, incidental, or consequential damages arising from your use of the Platform, including but not limited to financial losses arising from property transactions.

9. Governing Law

These Terms are governed by the laws of India. Any disputes shall be subject to the exclusive jurisdiction of courts in Mumbai, Maharashtra.

10. Changes to Terms

We may update these terms from time to time. Continued use of the Platform after changes are posted constitutes your acceptance of the revised terms.
